Overview
Stay within one of Kyoto’s most distinctive historic buildings at The Hotel Seiryu Kyoto Kiyomizu. The former Kiyomizu Elementary School first opened in 1869, while the preserved schoolhouse was rebuilt on this site in 1933. Original beams, corridors, staircases, exterior details, and classroom features now form part of an elegant hotel in the heart of Higashiyama.
Spread across around 7,000 square metres, the property has just 48 rooms, creating a calm atmosphere close to some of Kyoto’s best-known sights. Kiyomizu-dera Temple is around an eight-minute walk away, while Sannenzaka, Ninenzaka, Yasaka Pagoda, and Gion are also within easy reach.
From the rooftop, terraces, lounge, gardens, and selected rooms, you can look across the rooftops of Kyoto towards Yasaka Pagoda and the Higashiyama mountains. Your stay also includes access to the exclusive lounge, the 24-hour fitness gym, and a complimentary in-room minibar.
Accommodation
The 48 rooms combine the character of the former school with carefully planned contemporary interiors. Some rooms preserve the proportions, windows, and details of the original classrooms, while others follow a cleaner, more contemporary style. Rooms average around 50 square metres, giving you generous space for a stay in central Kyoto.
The 137-square-metre Panoramic Suite is the largest and most exclusive choice. Located on the third floor, it has a king bed, wide living areas, and panoramic windows overlooking Yasaka Pagoda, the Kyoto skyline, and the surrounding mountains.
The Panoramic Terrace Twin measures between 55 and 60 square metres and has a private terrace of more than 10 square metres. From the terrace, you can look directly towards Yasaka Pagoda and across the city. You can also arrange in-room dining on the terrace for a private meal with a view.
The 66-square-metre Executive King gives you a spacious layout with a king bed and room to relax after sightseeing. Executive Twin rooms measure between 60 and 70 square metres and come with two double beds. Both categories suit a longer stay when you value extra living space.
Premium Twin rooms range from 51 to 56 square metres and include two double beds. The 47-square-metre Premium King provides a king bed, a spacious bathroom, and a choice of classic or contemporary interiors.
The 47-square-metre Deluxe Twin sits within a light-filled contemporary space with two double beds. Deluxe King rooms measure between 42 and 45 square metres and occupy the preserved former school building, where arched windows, high ceilings, and historic architectural details add a sense of character.
Room features include bathrobes, nightwear, bath salts, quality toiletries, a coffee maker, an electric kettle, a Bluetooth speaker, a safe, an iron and ironing board, and free Wi-Fi. Selected rooms also include a humidifying air cleaner and views of Yasaka Pagoda or the Kyoto skyline.
Dining
Begin your morning at Restaurant Library with the Well-being Breakfast Buffet. You can select a Japanese, Western, or vegan main dish, then add salads, seasonal appetisers, bread, fruit, soup, and drinks from the semi-buffet. Ingredients from Kyoto and nearby areas bring a local element to the menu, including cage-free eggs from Uji.
In the evening, SUSHI-BAR @library serves sushi made with seasonal seafood in the former school library. You can enjoy Kyoto-style temari sushi, nigiri, rolls, seasonal appetisers, and soup, paired with Japanese sake, wine, or cocktails. The combination of bookshelves, warm lighting, music, and counter seating creates a relaxed setting for dinner.
In-room dining allows you to enjoy drinks from early morning and meals from late morning into the evening. When your room has a terrace, you can dine outside while looking over Higashiyama and the rooftops of Kyoto.
K36 combines an open-air rooftop terrace with an indoor bar. From the rooftop, you can watch the light change over Yasaka Pagoda, temples, tiled roofs, and the surrounding mountains. The indoor bar serves selected whisky, aged spirits, wine, cocktails, and light meals. Rooftop service depends on the weather.
Benoit Kyoto brings French bistro cooking to a separate building within the property. Supervised by Ducasse Paris, the restaurant combines French techniques with seasonal ingredients and Kyoto influences.
Onsen and Wellness
The Hotel Seiryu Kyoto Kiyomizu is not a natural hot spring property. Instead, you can reserve one of three private bathing rooms called Sakura, Yamabato, and Kiyomizu.
The private baths occupy part of the former school auditorium and have ceilings more than three metres high. Warm lighting, seasonal aromas, Kyoto-inspired artwork, and spacious bathing areas create a comfortable setting where you can slow down in complete privacy.
Each private bath can accommodate a small family or group and may be reserved for either 60 or 90 minutes. Advance booking is required.
The wood-finished fitness gym is open 24 hours and includes cardio and training equipment, allowing you to continue your exercise routine before or after exploring Kyoto.
Guests with Tattoos
All three bathing rooms are reserved for private use, and there is no shared public bath. You can therefore enjoy the private bathing facilities when you have tattoos.
Facilities
The exclusive lounge has floor-to-ceiling windows framing Yasaka Pagoda and the surrounding gardens. Throughout the day, you can enjoy savoury snacks, sweets, pastries, Kyoto wagashi, and soft drinks. Cocktail service begins in the afternoon, with wine, whisky, beer, and other alcoholic drinks available into the evening.
The central terrace sits above the hotel’s large staircase and looks towards Kyoto’s mountains. You can sit outside in the morning, cool down after a walk, or watch the scenery change as the day moves towards sunset. The space may also be used for private functions and events.
The archive corner preserves photographs and documents from the former Kiyomizu Elementary School. Displays introduce you to the school’s history, the restoration process, and the building’s connection with the surrounding community.
A 24-hour fitness gym, three reservable private baths, free Wi-Fi, reception seating, and concierge support are also available. You can receive help with restaurant arrangements, sightseeing plans, transport, copying, and fax services.
Artworks appear throughout the rooms, gardens, entrance areas, private baths, and dining spaces. Many pieces have connections with Kyoto and reflect memories of childhood, learning, and the building’s former life as a school.
Activities
On Mondays and Fridays, you can join an English-guided tea ceremony in the exclusive lounge. A tea master introduces the meaning and history behind the ritual before preparing a bowl of matcha. Advance reservation is required, and each session has limited places.
Every Tuesday and Thursday, a maiko from Kyoto’s Miyagawacho district performs traditional dance in the lounge. The experience also includes time for photographs and conversation.
On Wednesdays, you can listen to a live performance of traditional Japanese instruments. The experience includes an introduction to the history and meaning of Japanese music, followed by an opportunity to try playing the koto under the guidance of a musician.
For a deeper look at Kyoto’s spiritual heritage, reserve the private early-morning tour of Kiyomizu-dera Temple. A monk leads you through the temple grounds, including areas that are normally closed to the public. English interpretation and time for conversation are included.
A private rickshaw route begins at the hotel entrance and continues through Minami Kiyamachi, beside the Kamo River, through Gion Shinbashi, and towards Yasaka Shrine. The journey lasts around one hour and gives you a comfortable way to see Kyoto’s historic streets.
The Animal Expedition turns the building’s artworks and decorative details into a playful discovery trail. You can search for hidden animal motifs as you explore the former classrooms, corridors, and public areas.
