Overview

Stay at Hotel New Greenpia Tsunan on a vast highland site in Tsunan, Niigata. Forests, open lawns, mountain scenery, sports facilities, and a ski area surround the hotel, giving you plenty to do without travelling far from your room.

The resort changes with each season. Spring brings fresh greenery and mountain vegetables, summer opens the camping and outdoor activity areas, autumn brings colourful forests and newly harvested Uonuma Koshihikari rice, and winter turns the grounds into a ski resort. The ski slopes begin directly behind the hotel, allowing you to move easily between your room, equipment rental, lessons, and the snow.

You can spend an active day skiing, cycling, playing sports, or exploring Tsunan, then return for a buffet dinner and a natural hot spring bath. Indoor facilities also give you plenty of choice when the weather changes.

Accommodation

Choose between rooms in the Main Building and East Building, along with seasonal cottages in the camping area. The hotel selection includes Japanese rooms, Western twin rooms, Japanese-Western rooms, group accommodation, accessible rooms, and six rooms prepared for stays with dogs.

The East Building Japanese Room gives you 41 square metres of space with ten tatami mats, futon bedding, a private bathroom, and a washlet toilet. Its bright layout works well when you travel with family or friends and prefer a traditional sleeping arrangement.

The Main Building has ten-tatami Japanese rooms measuring 35 square metres. Most use the shared hot spring baths instead of an in-room bath, although a limited number include a private bathroom. The smaller eight-tatami rooms measure 26 square metres and face the mountain side, where you can see green slopes in warmer months and the ski area in winter.

The Western Twin Room measures 26 square metres and includes two beds, a private bathroom, and a washlet toilet. It offers a practical choice when you prefer sleeping in a bed rather than on a futon.

The 61-square-metre Japanese-Western Room combines a twin bedroom with an eight-tatami Japanese area. Each accommodation floor has only one of these larger rooms, giving you more space to sit together while keeping the sleeping areas separate.

For a group stay, the 69-square-metre GB Room places four bunk beds around a shared central area. It has a private toilet but no bath, so you use the hotel’s hot spring facilities. Only two GB Rooms are available.

The 35-square-metre accessible room has a step-free Western layout, twin beds, a ramp, and an accessible private bathroom. A separate barrier-free bathing facility and an accessible family hot spring bath are also available elsewhere in the building.

Six East Building rooms allow you to stay with your dog. These carpeted ten-tatami rooms include a private bathroom and toilet, along with a cage, food and water bowls, pet-waste bin, deodorising spray, cleaning roller, and towels for paws. Your dog enters through a dedicated East Building entrance and must remain inside the assigned room rather than entering the shared hotel areas.

Seasonal two-storey cottages sit within the camping grounds. Each cottage includes a bathroom, toilet, heating and air conditioning, television, refrigerator, sleeping equipment, and a small kitchen. They suit you when you prefer more independence and want to spend extra time outdoors. Dogs cannot stay inside the cottages.

All hotel rooms are non-smoking. You have a television, refrigerator, electric kettle, yukata, towels, toothbrushes, and a humidifying air purifier. Free Wi-Fi is available in every room and in selected lobby and meeting areas.

Dining

Breakfast and dinner are normally served as buffets, with menus that change according to the season. The main dining room, Pegasus, looks toward the greenery and ski slopes from the second floor of the East Building. The eighth-floor Apollo restaurant adds elevated views across the Tsunan highlands when it is used for dining.

Dinner brings together Japanese, Western, and Chinese dishes. Seasonal menus may include red snow crab, roast beef, Niigata-style hegi soba, sasa-zushi wrapped in bamboo leaves, salads, fried dishes, desserts, and a children’s section.

Uonuma Koshihikari rice forms an important part of the buffet. In autumn, you can taste rice from the new harvest, while other ingredients and dishes change to reflect the time of year.

Breakfast also follows a buffet format, allowing you to choose rice, soup, Japanese side dishes, bread, eggs, salads, and drinks before starting your day outdoors.

Dinner generally begins from 5:30 p.m. On busy dates, entry times may be divided into several sessions and arranged during check-in.

Buffet dishes display the use of eight specified allergens: egg, milk, wheat, shrimp, crab, buckwheat, peanuts, and walnuts. All food comes from shared kitchens and equipment, so complete allergen removal cannot be guaranteed. Advance notice is required when you have a food allergy.

Onsen and Wellness

Hotel New Greenpia Tsunan has two main bathing areas. The East Building bath sits on the seventh floor, while the Main Building bath is on the third floor.

The seventh-floor observation bath gives you the widest views. You can look across fresh spring leaves, autumn colours, and the snow-covered ski slopes while soaking. Separate areas for men and women include indoor pools, open-air baths, and saunas.

The East Building baths normally open from 5:00 a.m. to midnight during the green season and from 6:00 a.m. during winter. They close for cleaning in the late morning.

The Main Building has a spacious indoor bath and separate saunas for men and women. It normally opens from 6:00 a.m. until 11:00 p.m., with a short morning cleaning period.

The water comes from the Greenpia Tsunan No. 2 source. It is a weakly alkaline sodium chloride spring containing calcium and emerges at approximately 49.8°C. The baths use heating, circulation, and filtration to maintain the temperature and water quality.

Traditional bathing indications include fatigue, sensitivity to cold, muscle and joint discomfort, stiff shoulders, bruises, sprains, cuts, burns, long-term skin concerns, and digestive discomfort.

A barrier-free family hot spring bath is available in the Main Building. You reserve it at reception for a one-hour session and use it privately with the people travelling with you. The bathing area includes a step-free layout, changing space, hair dryer, shampoo, conditioner, body wash, and toys for children.

A separate accessible bathing room includes an accessible toilet and bathing support features. Priority conditions apply when you require it for mobility or care needs.

Guests with Tattoos

The shared indoor baths, open-air baths, and saunas do not accept visible tattoos. When you have tattoos, use the reservable family hot spring bath instead.

The family bath gives you a private one-hour session in natural hot spring water. Reservations depend on availability, so arrange your bathing time at reception after arrival.

Facilities

The indoor activity area gives you several options when rain, snow, or cold weather keeps you inside. You can play on the four-lane bowling alley, visit the game centre, try billiards or table tennis, or reserve the gymnasium for badminton, volleyball, and other sports. A bouldering wall adds another active choice.

The heated indoor pool opens only during selected holiday and summer periods. It includes a shallower area with a slide for younger children. Access carries an additional charge, but you can re-enter during your stay on the same access arrangement.

A free rest area and nursing room make the hotel easier to use when you travel with young children. The public baths also provide baby beds and bathing toys, while children’s yukata come in several sizes.

The shop carries Niigata and Tsunan food, drinks, souvenirs, and useful travel items. You can also visit the café or take part in a candle-making experience on selected dates.

A coin laundry supports longer stays. Meeting rooms, banquet halls, and a large multipurpose space can accommodate sports groups, training stays, celebrations, and organised events.

Free Wi-Fi is available in all rooms, selected lobbies, and meeting spaces. Free outdoor parking provides space for up to 1,200 vehicles.

Activities

During the green season, you can try the 850-metre roller luge, drive a go-kart, play ground golf, rent a bicycle, use the tennis courts, or follow the free field athletics course. A small land car helps you move around the large grounds, while the dog run gives your dog space to exercise outside.

The observation trip to the Naeba Sanroku Geopark viewpoint gives you a wider look across the surrounding valleys and mountains. Advance registration is required, and services depend on weather and the seasonal schedule.

The camping area opens during the warmer months with open, private, and vehicle-accessible sites. You can also stay in a cottage or spend an evening beneath the highland night sky.

In winter, you can ski or snowboard directly behind the hotel. The resort has five slopes and three lifts, with equipment rental, lessons, and a snow-play area for younger children. Seasonal lantern releases, snow fireworks, and snow-hut experiences may also take place on selected dates.

Beyond the resort, Ryūgakubo spring is around 20 minutes away by car. This clear natural pool produces a large volume of fresh water and forms one of Tsunan’s best-known landscapes.

The Tsunan Sunflower Field is also around 20 minutes away by car during its summer opening period. For a longer outing, visit Kiyotsu Gorge Tunnel, the villages of Akiyamago, or the mountain scenery around the Naeba foothills.

Additional Features

A complimentary shuttle connects Hotel New Greenpia Tsunan with the east side of JR Echigo-Yuzawa Station. The journey normally takes around 50 minutes but can take much longer during heavy snow or difficult road conditions. You need to reserve the shuttle at least three days before travelling.

By car, the journey from Shiozawa-Ishiuchi Interchange takes around 50 minutes under normal conditions. Tsunan receives heavy winter snowfall, so snow tyres or chains are essential during the colder months.

Check-in begins at 3:00 p.m. Check-out is by 10:00 a.m. in the Main Building and by 11:00 a.m. in the East Building. Cottages have a 10:00 a.m. check-out.
